The London Development Agency (LDA) owns this 4.5 ha brownfield site, located north of the Thames Flood Barrier and next to the LDA managed Barrier Park in the Royal Docks. The site runs alongside the Docklands Light Railway City Airport extension and has been vacant for years.

 

Barratt Homes is the LDA's development partner on this site. Design for London is working closely with its partners, masterplanner Allies and Morrison and landscape architect Townshend, advising on the design quality of the buildings and landscape.

 

The proposals for Barrier Park East include around 1,000 new homes as well as commercial and retail space.

 

An outline planning application was submitted to the London Borough of Newham in May 2008. A detailed application for the first phase of development, also designed by Allies and Morrison, was submitted to Newham for consideration in late 2008. Haworth Tompkins and Caruso St John have been selected to design further phases.

 

Subject to planning, the first phase will start on site in 2009 and is likely to take under three years to complete. Subsequent phases should be completed by 2013.
